12x12 Sheds
A 12 x 12 ft shed is 144 sq ft of storage: machines, a workbench and a wall of shelving with room to move between them. In this size you choose between the ShelterLogic Shed-in-a-Box, a steel frame under a polyethylene cover; the Arrow Classic, galvanized steel in three colours; and the Arrow Elite, Galvalume steel with a 15-year warranty.
At this size headroom stops being a compromise: the Classic 12x12 has 7′9″ at the peak and the Elite 8′4″. The Classic's matching floor frame kit is listed on this page. 144 sq ft is above the size many municipalities exempt from a permit, so check your bylaw before ordering. Steel or fabric for a 12x12?
The Shed-in-a-Box costs about a quarter of the Arrow Classic and is quicker to put up, but its cover is the part that ages and the warranty is one year. The Arrow steel sheds lock, carry a 12- or 15-year warranty and are the better choice for a permanent building.
How big is it inside?
The Arrow Classic 12x12 is 11′9″ by 11′8″ inside with 7′9″ at the peak; the Elite is 11′10″ by 11′10″ with 8′4″; the Shed-in-a-Box is 12′1″ by 11′9″ with 8′5″.
Does a 12x12 need a permit?
Usually. At 144 sq ft it is over the accessory-building exemption in many Canadian municipalities, and a larger shed also has to respect setbacks and lot-coverage limits. Ask your building department before ordering.
What base does it need?
The Classic 12x12 bolts to its floor frame kit on a level gravel pad, or straight to a concrete slab; the Elite needs a slab or a built wooden platform. Anchor the steel sheds with the concrete anchor kit or the earth anchor kit.
